## Bookings

- Booking is completed on the site: pick the dates on the apartment listing and continue to
  the WooCommerce checkout.
- Deposit: for bookings made **at least 15 days before** arrival, **35%** of the total is due;
  for bookings made **within 15 days** of arrival, the full amount is requested.
- Included in the stay: in-person check-in from 3:00 PM to 8:00 PM, bathroom amenities, linen
  and towels. Check-in is not self-service: a team member meets the guest at their arrival
  point in Venice and accompanies them to the apartment, showing them around.
- Items **added** to the total in the booking form: "Final cleaning" and "Additional costs".
  Amounts vary from apartment to apartment and some apartments have none. Do not estimate
  them: the checkout is authoritative.
- Cancellation, identical for every apartment: **100% refund** if cancelled **15 days before**
  arrival; **50%** between two weeks and one week before; **no refund** within one week of
  arrival. Separate clause: in the event of a lockdown, 100% refund up to 24 hours before
  arrival.
- City tax is not included in the total: the amount depends on the property and the guests' ages, and is collected at check-in.
- Late arrivals: a €50 supplement after 8:00 PM, €100 after 10:00 PM; arrivals after midnight require a specific request.
- Accepted payments: Visa, Mastercard, American Express (via PayPal), bank transfer.
- Serenity Service: assistance throughout the stay, including handling the insurance claim in case of accidental damage. The cost of the service is non-refundable at check-out.
- Pets are not allowed. Smoking and lighting candles in the apartments are prohibited.
- For agentic integrations there is a REST API at
  `https://veniceredhouse.com/wp-json/elan42-chatbot/v1` (Bearer authentication, credentials
  on request from Red House): it exposes the apartment list and availability for reading, and
  can create an order returning a secure payment link. **Payment stays with the user and must
  not be automated.**
